General information: The perfect combination - a quiet street on a quiet estate, yet less than three miles from the world famous attractions of Disneyworld, Florida (we're so close you can almost hear The Mouse squeek!). Rolling Hills Estates is one of the most prestigious villa developments in Kissimmee and is highly sought after. Only 30 minutes from Orlando International Airport, Rolling Hills villa community, lies just 1.5 miles from Highway 192 which runs through the heart of Kissimmee. The villa comprises four spacious bedrooms, two with en-suite bathrooms, a further full bathroom, a large living room, a separate family room/den, a well equipped kitchen with open plan dining area, a utility room with washer and tumble dryer and a double garage. There are two bicycles in the garage for guests use.
Outside there is a huge deck with a shaded section for those hot afternoons, a big private pool and a gas barbeque grill. There is ample seating on the deck with sunloungers and a table for al-freso dining. The deck even extends beyond the end of the house to provide a section that gets the sun from dawn to dusk. The west-facing pool gets the sun from mid-morning to evening and is completely screened to keep the water clean and free from debris. There are no properties to the rear of our villa and it is also fenced off on one side and offers privacy from your neighbours. To make sure your vacation goes without a hitch we retain a management company in Orlando to offer 24 hour assistance with any problems you encounter at the villa.
Lounge(s): The main lounge is at the front of the house and contains a three-piece suite with a couch that folds out as a further double bed. There is a TV with multi channel cable and a DVD player in the lounge.
The family room is to the rear of the house and is a bright and airy space with a high ‘cathedral’ ceiling. This room also contains a large TV, a VCR, a hi-fi system and an X-Box with a selection of games. Double patio doors open directly onto the deck and pool. The room is on an open plan with the kitchen and the dining area, and there is a bar and four high stools between the kitchen and the family room.
Kitchen: In this villa you'll find a spacious fully-equipped kitchen with a large hob and oven, a microwave, a fridge/freezer, a blender, a toaster and a full range of cutlery and crockery. On an open plan with the kitchen is the dining area with a large dining table seating six and a further four people can sit at the breakfast bar. Beyond the dining room is a utility room with washing machine and tumble dryer. If you want to dine al-fresco there’s a gas barbeque grill and patio furniture comprising a large table and six comfortable chairs.
Bedrooom(s): The villa offers four spacious bedrooms comfortably sleeping eight with a further pull-out double bed in the living area. Master Suite 1 is a very spacious room featuring a super-king size bed. The room has patio doors opening directly onto the shaded area of the deck. There is a large walk-in closet and a dressing table. The room also features a TV with multi-channel cable. Master Suite 2 is again a spacious room with a double bed and an en-suite bathroom with a shower. This bedroom also has ample storage space and once again it has its own TV with multi-channel cable. Bedrooms 3 and 4 are both twin rooms which share a bathroom directly outside the door. Both rooms have large storage space. All bed linen is brand new in 2004. Bath and hand towels are supplied in every room and there is a selection of pool towels for guest use.
Bathroom(s): Master suite 1 has a huge en-suite bathroom with ‘his and hers’ basins, a tub for two and a big shower cubicle. The WC is behind a separate lockable door. Master suite 2 also has a large en-suite bathroom with WC, shower and twin basins. The third bathroom, situated between the two twin bedrooms features a bath, shower and WC.
